Selling a property

From the listing to the contract, I take the weight off you at every step. I don’t just look for solutions to the obstacles that come up – where possible, I deal with them for you. My aim is to make the sale smooth and stress-free for you.

Details

Selling a property doesn’t start with placing an ad, and it doesn’t end there either. Our shared goal is to find the buyer on the best possible terms – which means not only the best price, but also the right payment structure and timing.

A sale is made up of many smaller processes:

  • market-based pricing
  • professional photography, home staging
  • listing copy, targeted online campaign
  • handling the viewings
  • managing the offers
  • legal paperwork and handover

An unexpected obstacle can come up at any point – encumbrances on the title deed, undivided co-ownership, an inheritance case, enforcement proceedings. I don’t just help you find a solution: where possible, I carry out the necessary steps myself.

I take on assignments in Budapest and Pest County as an independent property agent – no conveyor belt, I treat every assignment as if it were my own.

How a sale works with me

  1. First conversation by phone. An informal chat: you tell me where you are, what the situation is with the property and with you. I already ask a few basic details at this point, and we agree on a time to meet. The first consultation is free of charge and doesn’t commit you to anything.
  2. Meeting at the property. We go through it thoroughly; I get to know the property and any faults it may have, because accurate pricing needs this. We talk about why you would sell, what you need, and what my service includes.
  3. Strategy and price recommendation. As agreed, by e-mail, by phone or in person, I hand over the sales strategy and a reasoned price recommendation. The decision is yours.
  4. Contract and preparation. If we find common ground, we sign the contract and the preparation can begin: home staging, photography, video, and recording the complete listing material.
  5. Listing. I retouch and put together the material, collect the documents and order the energy performance certificate. The property first goes up on my own website, and after your approval on the other listing platforms.
  6. Viewings. I receive the buyers. If you still live there, I ask you to leave the stage to me during viewings: this way I can talk to buyers much more directly. As I hold an MNB exam and valid bank product exams, I can already inform buyers who need a mortgage about their options on site.
  7. Purchase offer. First we agree verbally, then I put the agreement in writing, with a 2% deposit that goes directly to your account.
  8. Preparing the sale contract.
  9. Signing.
  10. Handover. According to the payment method and the agreement, once the full purchase price has arrived. If needed, I can also do this for you with a power of attorney.
  11. Transferring the utility meters – and a tearful goodbye.

What you get from me

  • photography with a DSLR camera, and video where the condition allows
  • home staging, if the property and the situation allow
  • listing in Hungarian, English and German
  • a dedicated page on my website, with a Hungarian and an English view
  • targeted visibility in the relevant Facebook groups and on my social media – with my own automated advertising system that regularly puts your property in front of the right audience
  • full handling of the viewings, the purchase offer and the sale, and if needed, organising the handover and clearing the property too
  • bank-independent mortgage arrangement for your buyer (and for you, for your next step)
  • reliable professionals if needed: lawyer, energy assessor, electrician, structural engineer…
  • one phone number from start to finish: mine

Why do I ask for an exclusive assignment?

With me, exclusivity only rules out other agents, not you: you can sell the property yourself, you just can’t engage another agency alongside me.

The reason is simple. I treat every assignment as if it were my own, and that takes a lot of time, energy and money. If the same flat appears in five listings, with five different prices and different details, the buyer doesn’t see more options – they see uncertainty. In one hand, the process is transparent and faster.

And contrary to popular belief, competition doesn’t add extra momentum. Where several agents are engaged, each of them typically invests less in the property, and that doesn’t add up.

“I can wholeheartedly recommend Petra to anyone who wants the burdens of a sale lifted off their shoulders. […] Even in unexpected situations she helps calmly and composedly.”– Péter Horváth, Google review (translated from Hungarian)

Mortgage arrangement

Mortgage arrangement

A mortgage can cost you several days off work – queuing, missing documents, back-and-forth. I take this burden off you completely, free of charge. As a bank-independent intermediary, I often get better terms than you would in a branch.

Details

As a bank-independent credit intermediary, I compare offers from several banks for you, and we choose the one that is most favourable in your situation. I show you the differences, help you find your way between them, do the paperwork and guide you through the process.

Many people don’t know this, but as an intermediary, in most cases I can get better terms than those offered directly to customers in a bank branch. For you, the service is free of charge – the bank pays my commission.

You can arrange your mortgage application flexibly, outside working hours: at home or in my office. You only need to take a day off for the signing.

How the mortgage process works with me

  1. Creditworthiness check. Preliminary assessment and calculation, in person or online.
  2. Choosing and pre-checking the property. Once you have found the right property and agreed with the seller, I recommend requesting a preliminary valuation before signing the sale contract. It shows whether the bank accepts the property as collateral and what loan amount we can count on. If you send me the title deed in advance, I am happy to look through that too.
  3. Signing the sale contract. If the preliminary valuation is fine, the signing at the lawyer’s can follow. We agree the payment deadlines in advance.
  4. Submitting the loan application. After the contract is signed and the documents are collected, we start the application. For this we also meet in person: I come to you, or we meet in my office.
  5. Bank credit assessment. Usually a few weeks, but depending on the bank and the details of the transaction it can take up to a month.
  6. Loan agreement and notary. After approval, we agree on a date for signing at the bank. We try to arrange the notarial deed for the same day.
  7. Disbursement. The bank transfers the loan amount once the disbursement conditions are met. One of these is paying and proving your own contribution. We agree on the exact steps throughout, and I help at every stage.

What documents will you need?

  • ID card, address card and tax card
  • employer’s certificate – I send you the chosen bank’s form; if your income is paid into that bank, you may not even need it
  • if you are self-employed, a NAV (tax authority) income certificate, and depending on the form of your business, other documents – I will give you detailed information about these
  • the floor plan of the property
  • sale contract and the lawyer’s escrow certificate – the lawyer prepares these
  • energy performance certificate – the seller arranges this; if needed, I recommend a reliable energy assessor
“The best mortgage expert I have met so far. She solved the almost impossible for me. I am very grateful to her. I can only recommend her.”– Roland Nagy, Google review (translated from Hungarian)

Letting a property
🔑

Letting a property

If your flat stands empty for a month, you are not at zero – you are in the red. It matters who moves in – and when. I screen applicants strictly, and if the chemistry isn’t there, I keep looking for the right tenant at no extra cost.

Details

Many flats are easy to let quickly – but sometimes something isn’t right, there is too much competition, or you simply don’t have time to deal with it. Every empty month is lost income, so speed and expertise matter in letting too.

With me, letting means the same as selling: professional photos, a well-written listing, handling the viewings and the contract. When choosing a tenant, I always reserve the right to say no – if the chemistry isn’t there, I continue the search at no extra cost.

I take on letting assignments in Budapest and Pest County.

How letting works with me

  1. First conversation by phone. We agree on a time, and I already ask in detail about everything needed for pricing.
  2. Meeting at the property. We go through it together; I get to know the property and any faults it may have. We sign the contract, and the preparation, photography, video and recording the complete listing material can begin.
  3. Listing. I retouch and put together the material, collect the documents and order the energy performance certificate. The property first goes up on my own website, and after your approval on the other listing platforms.
  4. Receiving prospective tenants. I show the flat. If you still live there, I ask you to leave the stage to me on these occasions: this way I can talk to applicants much more directly.
  5. Rental offer. First we agree verbally, then I put the agreement in writing, with a deposit of one month’s rent that goes directly to your account.
  6. Preparing the tenancy agreement.
  7. Signing and handing over the property.

My fee is one month’s rent.

“She has managed all my flats so far, and it won’t be any different in the future.”– Réka Fodor, Google review (translated from Hungarian)

Let’s talk it through

Home staging
📷

Home staging

Would you try it on your own, but leave the photos to someone else? I prepare and professionally photograph your property for the sale. You can also order it on its own. Individual pricing: depending on distance, floor, lift and size.

Details

The buyer sees the photos first – and they often decide whether the buyer comes to a viewing at all. home staging means preparing the property for the sale: we arrange the spaces, get rid of distracting details, and light it so that the buyer can picture their own future in it.

If you would handle the sale yourself but leave the visual side to a professional, you can engage me for this separately. For properties suitable for home staging, I take on the preparation and the photography. Pricing is individual: based on the distance, the floor and whether there is a lift, and the size of the property.

How home staging and photography work

  1. Phone consultation. I ask for a few photos of the property in advance.
  2. Quote. I send you an individual quote.
  3. Purchasing. I buy the necessary accessories – their cost is borne by the client.
  4. Preparation and photography. At a time agreed in advance, ideally in a fully tidied property, I place the accessories, take the photos and, if requested, make a video too.
  5. Delivery. Within 3 working days at most, I edit and retouch the material and hand it over on Google Drive.
“She stood by us right until the sale, looked after the house, furnished it beautifully and prepared it for the photos and viewings.”– Ádám Szűcs, Google review (translated from Hungarian)

Mentoring for property agents
🌟

Mentoring for property agents

Are you a colleague who is stuck, burnt out, unable to renew yourself? I am happy to share my many years of leadership experience.

Details

Burnout is not rare in the property business: lots of rejection, unpredictable income, and it’s easy to get stuck in a routine. For nearly seven years I ran an office with a team of 25 – I know what a low point feels like, and how to get out of it.

With me, mentoring is not theory: we look at concrete situations, from winning assignments through the pricing conversation to the difficult client. As a colleague, not from above.

Let’s talk

Would you sell it yourself?

I completely understand if your first thought is: I’ll try this myself. I can help then too: if you can keep the process in hand on your own, but would like professional listing material, which takes routine and experience, I will prepare it for you at an individually agreed price. What’s more, if you later change your mind and entrust me with the sale after all, I credit it at the end.

Frequently asked questions

How much does property brokerage cost?

The commission depends on the type of property and the complexity of the sale, and we always agree it in advance, in writing. It is a success fee: you only pay if the property is sold.

Do I have to pay for the mortgage arrangement?

No. Credit intermediation is free of charge: the bank pays the commission. For you, it means the same or better terms than applying directly in a branch.

How long does it take to sell a property?

Most properties brought to market at a realistic price find a buyer within a few months. The biggest delaying factor is overpricing – which is why we always start with pricing based on market data.

Which area do you work in?

Budapest and Pest County, mainly the northern districts of the capital and the Szentendre–Dunakeszi–Nagykovácsi area.

Do I have to pay personal income tax after the sale?

If you sell a property acquired within five years, you may have to pay personal income tax. The exact amount depends on the difference between the purchase and sale price and on the years that have passed – for this I made a tax calculator.

Why do you work with exclusive assignments?

Because I treat every assignment as if it were my own, and in one hand the process is transparent and faster. If the same flat appears in several listings, with different prices and details, it creates uncertainty in the buyer. Exclusivity only rules out other agents: you can sell the property yourself.
