Why work out the repayment in advance?

Most people start from the price of the property, yet daily life is not shaped by the total amount but by how much leaves your account every month. Two loans for the same amount but with different terms mean completely different lives: a shorter term brings a higher monthly burden but a substantially lower total repayment.

To give you a sense of scale: the same loan over 30 years instead of 20 gives a lower monthly instalment – but the total amount repaid grows by millions of forint. It is worth seeing that before you fall in love with a property.

How does the calculator work?

It calculates an annuity loan, which covers the vast majority of Hungarian mortgages: the monthly instalment stays the same throughout the term, and only its internal split changes. At the start a larger share goes to interest and a smaller share to principal; towards the end this reverses.

You need to enter three figures: the loan amount, the term and the annual interest rate. From these it works out the monthly instalment, the total amount repayable and how much of that is interest.

What should you know about the result?

This is an indicative calculation, not a bank offer. Your actual repayment depends on the bank’s conditions, the interest period and any promotional discounts – for example whether you agree to have your salary paid into that bank or to take out insurance.

Frequently asked questions

How much can I borrow against my income?

Banks cap the monthly repayment as a proportion of net income (the debt service-to-income rule), and the permitted proportion depends on the level of income. The exact limit is set by your income, your existing loans and the valuation of the property together.

What is the difference between the interest rate and the APR?

The interest rate is only the price of the loan, while the APR also includes every related cost. Two offers should always be compared on the basis of the APR.

Does your mortgage advice cost anything?

No, it is free for you – the broker commission is paid by the bank.
