Our common goal: to find a buyer for the given property under the best possible conditions. This means not only the best price, but also the right payment structure and time factors. A sale is made up of many sub-processes. In addition to creating the right advertisement and presenting it to buyers, there are many other things to do, and unexpected circumstances may arise during the sale. I not only help find solutions to the problems that arise, but if possible, I will carry out the necessary tasks myself. My goal is for all my clients to look back on the sales process as stress-free and smooth. With me, full-service really means that my clients can count on me for everything.
Includes:
- first consultation, survey
- pricing
- compilation of advertising material, professional photos, floor plan, property sheet and, if necessary, request a map copy
- creating home staging or visual plans based on the properties of the property
- complete interior design and its management if required (1)
- advertising costs on the necessary platforms
- presenting the property to interested parties
- management of the negotiation process - payment of bid security is made to the seller, and if necessary, a lawyer's deposit, the cost of which is borne by the parties
- monitoring the entire sales contract
- in the case of a loan, cooperation with the loan officer and appraiser
- arranging matters necessary for sale, watch exchange (2)
- carrying out the transfer of possession, acting with authorization from service providers as necessary
- property clearance/trash removal (3)
- arranging a move if necessary
- anything else that can be done related to the property and helps with the sale
1 – The price of the movables is an additional cost
2 – The seller is responsible for the cost, the administration is part of the service
3 – If possible, I will deliver the movables to needy families free of charge, but if this is not possible, the seller will be responsible for the disposal fee
The price of the service varies depending on the property and circumstances, and is a percentage success fee determined after the survey during the first consultation, which is payable upon signing the sales contract/first financial transaction.
